A caretaker stops by your home/vacation rental on a regular basis, and inspects the interior and exterior of your home and property. The frequency of the visits is chosen by you, according to your specific needs. We familiarize ourselves with your property, look after it on an ongoing basis, and alert you to any issues or concerns. It's also a safeguard, as someone is regularly coming and going from the property. Extra visits may include letting a contractor/repair person into the home, an extra check after major inclement weather, needing a package delivery of supplies put into the house, etc.
All subscription packages include a physical inspection of the inside and outside of the property, paying attention to entry points for any possible damages from the elements, wildlife, and/or intruders. A brief once over includes looking at windows, roof, doors, garage, basement and all rooms, including closets, for any signs of damage, pests, leaks, etc., flushing toilets, running faucets, making sure HVAC and plumbing are functioning, inspecting for leaks, making sure thermostats are set correctly, any fire alarms, fire extinguishers, and carbon monoxide detectors are working properly. After a guest leaves, we ensure that everything is locked and secure, lights are off or on according to your preference, and there is no obvious damage or need for repair before the next visit. You will be provided with a detailed summary after each visit, or at a frequency of your choosing. Of course, all visits will be customized to your preference, paying attention to items that may not be included above.
We can let contractors into your home. We can ensure guests can access the property with a key or code. We can make sure the home or vacation rental is ready for you or guests. We can offer suggestions as to improving your property and can also recommend local contractors.
We are not a house-sitting service. We do not deal with guest disputes. We do not accept payments for rentals or for contractor services. We do not fix or repair anything. We are not a concierge service. We do not operate on an on-call basis without a subscription package in place. We are not licensed to maintain hot tubs.
I've been asked to check to see if hoses were left attached to the faucet outside in winter, if I could move a trash can to the curb on a weekly basis, and to be present while contractors were repairing a fireplace. I've been asked to do quality checks after cleaners left, to assist with a family party/holiday setup, and advice as to which bed and bath linens to purchase for a vacation rental. I'm willing to work with you and your property's specific needs, creating a plan and pricing that works for both of us.
